Despite its increasing acceptance, cannabis still faces challenges when it comes to its consumption, and one of the more challenged groups of users are those who live in a multi-unit residential building. This article will explore using cannabis when you live in an apartment building.

As both a cannabis coach and a former property manager, I have a unique perspective on using cannabis while living in an apartment building. As a coach, I support and encourage the use of cannabis, but as a property manager, I was in a position of enforcing rules that explicitly forbade the smoking, vaping, or growing of cannabis anywhere on the premises, including on balconies.
Before getting into some tips on how to use cannabis in an apartment, what I can tell you is this, don't even bother risking smoking cannabis in your apartment. Apartment buildings take smoking of any kind very seriously. In addition to the health risks of second-hand smoke, smoking is one of the top causes of apartment fires, and most landlords therefore take a zero-tolerance approach to dealing with tenants smoking anything in the building. You may think they can't evict you because they can't prove it was you, but they can. In most jurisdictions, a landlord may legally enter your apartment with 24 hours written notice. Once in your apartment, there are likely to be signs of long-term or heavy cannabis smoking - residue/staining on the walls and/or ceiling, the smell that lingers in soft fabrics like curtains and couches, and possibly visible smoking paraphernalia if you missed putting something away. That, combined with neighbour complaints and testimony from people who have smelled cannabis coming from your apartment or witnessed you smoking on the property, can be enough for a residential tenancy board to side with your landlord. This isn't a murder trial, in most cases they will take enough circumstantial evidence over your, "It wasn't me," defense. Should you attempt to fight the eviction on the grounds that there is no actual "proof" it was you, there are an increasing number of air quality testing options that will detect smoking, and several are cost-effective enough to make it worthwhile for a landlord to have it done to support their eviction.
Even if you do win and get to stay, you will have significantly soured your relationships with your neighbours and landlord, which can have future ramifications. You are more likely to have other complaints lodged against you for other things your neighbours may have let pass in the past (possibly leading to another eviction that you won't be able to fight). You will also lose favour with your landlord. Want special permission for anything that requires the landlord's written approval? Denied. Want to be put on a waitlist for a better or larger apartment? Will never happen. Want to negotiate a better rental rate? No way. Need your cupboard door fixed? Sure, but your request goes to the bottom of the pile. You will only get whatever is required to fulfill the landlord's obligations in the lease, nothing more, and don't ever hope to be able to use them for a reference should you choose to move (your new potential landlord is going to be very suspicious about why you are not providing contact information for your previous landlord).
As long as it is legal and weather permits, just make everyone's lives easier by going outside to the designated smoking area. If inhalation is your go-to method of consumption, and you refuse to follow rules, at least invest in a quality electric vaporizer. Spending a couple hundred dollars on a good vaporizer is worth it to avoid constant fights with your landlord and neighbours and the risk of losing your home.
Understanding the Challenges of Apartment Living
Living in an apartment has its own set of unique challenges, particularly when it comes to consuming cannabis. One of the primary concerns is the close proximity to neighbours. Unlike standalone houses, apartments share walls, floors, and sometimes even ceilings with adjacent units. This creates an environment where smells, sounds, and other disturbances can easily permeate from one unit to another. Therefore, the smell of cannabis can quickly travel beyond the confines of your personal living space, potentially causing discomfort or complaints from neighbours.
Another significant challenge is the presence of shared ventilation systems. Many apartment buildings are equipped with centralized HVAC (heating, ventilation, and air conditioning) systems that distribute air throughout the entire complex. This means that the smell of cannabis can be carried through vents and ductwork, reaching areas far beyond your own apartment. The shared nature of these systems makes it difficult to contain the odour within your own unit, increasing the likelihood of affecting others.
Furthermore, it is essential to recognize the sensitivity of some individuals to the smell of cannabis. While some may be indifferent or even enjoy the aroma, others may find it unpleasant or even offensive. This sensitivity can be heightened in an apartment setting where living spaces are in close quarters. The diverse backgrounds and preferences of your neighbours necessitate a considerate approach to cannabis consumption.
In light of these challenges, it becomes clear that discretion and consideration are paramount for maintaining a harmonious living environment. Being mindful of how the smell of cannabis can impact those around you can help foster a positive relationship with your neighbours. Choosing the Right Consumption Method
When it comes to consuming cannabis in an apartment building, selecting a method that produces minimal odour is crucial. One of the most popular alternatives to traditional smoking is vaping. Vaporizers heat cannabis to a temperature that releases its active compounds without combustion, resulting in significantly less odour. Additionally, vaporizers are available in portable and desktop varieties, offering flexibility for different lifestyles. However, it's important to note that some vaporizers can still produce a faint smell, so it's wise to use them near open windows or in well-ventilated areas, keeping in mind that if you blow vapor out your window, it could be blown back into neighbouring windows.
Edibles are another excellent option for those looking to minimize cannabis odour. By ingesting cannabis-infused foods or beverages, you can avoid the smell associated with smoking altogether. Edibles come in various forms, including gummies, gel caps, dissolvable strips, brownies or other baking, chocolate and candy, and beverages, making them a versatile choice. The primary downside to edibles is the delayed onset of effects, which can take anywhere from 30 minutes to two hours. Therefore, it is essential to start with a low dose and be patient to avoid overconsumption.
Tinctures also offer a discreet and odourless way to consume cannabis. These liquid extracts are typically administered sublingually (under the tongue) and can provide quick and precise dosing. Tinctures are available in various formulations, including those with balanced ratios of THC and CBD, catering to different preferences and needs. The main advantage of tinctures is their rapid onset and ease of use, but some individuals may find the taste unappealing. To overcome this, tinctures can be mixed with beverages or food to mask the flavour.
For those who prefer traditional smoking but wish to reduce the smell, using a smoke filter or sploof can be beneficial. These devices help to neutralize the odour by filtering the smoke through activated carbon or other materials. Additionally, investing in high-quality, odour-resistant storage solutions for cannabis products can further minimize unwanted smells. Store your cannabis flower in glass jars, not plastic.
By exploring these alternative consumption methods, you may be able to enjoy the benefits of cannabis while maintaining a harmonious living environment in your apartment building.
Investing in Air Purification Solutions
Effectively managing the odour of cannabis in an apartment setting requires a strategic approach, particularly when it comes to air purification. Air purifiers are one of the most efficient tools available for this purpose. They work by filtering out airborne particles and odors, ensuring a cleaner and fresher indoor environment. The two most recommended types for mitigating cannabis odor are HEPA filters and activated carbon filters.
HEPA (High Efficiency Particulate Air) filters are renowned for their ability to capture particles as small as 0.3 microns with an efficiency of 99.97%. This makes them highly effective in trapping fine particulate matter, including smoke and pollen. However, while HEPA filters are excellent for particulates, they are less effective at removing odors.
For odour control, activated carbon filters are the preferred choice. These filters are constructed using activated carbon, which has a high surface area and is capable of absorbing volatile organic compounds (VOCs) responsible for odors. When air passes through the activated carbon, the odors are trapped, resulting in a noticeable reduction in smell.
An exemplary product that combines both HEPA and activated carbon filtration is the Levoit Core 300 Air Purifier. This model is praised for its quiet operation, three-stage filtration system, and efficiency in small to medium-sized rooms. Another commendable option is the Coway AP-1512HH Mighty Air Purifier, known for its powerful performance and energy efficiency.
Proper placement of air purifiers is critical for optimal effectiveness. It's advisable to position the unit in the room where cannabis is typically consumed. Ensuring unobstructed airflow around the device is also essential. Regular maintenance, including timely filter replacements, is vital to sustain the purifier’s performance. Most manufacturers provide guidelines on filter replacement schedules, which should be followed diligently.
Incorporating air purifiers into your living space can significantly aid in controlling cannabis odor, thereby fostering a more pleasant and discreet environment for both you and your neighbors.
Using Odour Neutralizers and Absorbers
You will often see recommendations that an effective strategy for dealing with cannabis smell is the use of odour neutralizers or absorbers that are designed to mask or eliminate unwanted odours, but I am here to tell you, DO NOT use them. This is probably the absolute worst thing you can do. As noted above, vents and ducts are often shared in buildings, so any air fresheners, sprays, incense, or harsh chemical cleaners or odour masking agents you use will travel to other units, just as your cannabis does. These types of fragrances are more likely to trigger asthma, allergies, or other health issues with your neighbours, making them more likely to report you to the landlord. As a landlord, as soon as we received complaints about strong fragrances coming from an apartment, it immediately initiated an inspection for smoking or cannabis use, as it was a tell-tale sign that the tenant was trying to mask the smell of something.
If you want to use something, opt for odour-absorbing gels, such as those from Fresh Wave, which can be placed around the apartment to continuously capture and neutralize odours. If you do use anything aerosolized, like Febreze, make sure you do not overdo it. We had one tenant who used to get home late (2:00 am) and would immediately have a few puffs followed by dousing his apartment in Axe Body Spray. His neighbour reported that her apartment would fill up nightly with the strong smell of Axe. Firstly, not too many people would be spraying themselves down with body spray before bed, and the quantity he was using to cause that much to travel to other apartments would have made him virtually impossible to sit next to if he was actually using it on himself, so it was obvious it was being sprayed to hide the smell of smoking.
Candles infused with essential oils or other odour-neutralizing agents are a consideration. Brands like Smoke Odor Exterminator Candles offer specialized products designed to combat the smell of cannabis. These candles not only neutralize odours but also provide a pleasant aroma that can further mask any lingering smells. However, any time an open flame is used in an apartment, it is a fire hazard, so they must be monitored very carefully and fully extinguished, and may not be the best option if your cannabis is going to put you to sleep or cause you to be too stoned to safely monitor an open flame.
Natural solutions can be equally effective for those who prefer a more eco-friendly approach. Baking soda is a versatile and readily available option; simply place open containers of baking soda around your living space to absorb odors. Activated charcoal is another powerful odor absorber; its porous structure allows it to trap odor molecules effectively. Place a few activated charcoal bags in strategic locations to keep the air fresh.
Essential oils like lavender, eucalyptus, and tea tree oil can also help mask the smell of cannabis. These oils can be used in diffusers or mixed with water in a spray bottle to create a homemade air freshener. For a simple and effective solution, combine a few drops of your preferred essential oil with water and spray it around the apartment as needed. Again, be mindful of vents though, and recognize that floral scents are a huge allergy trigger for some people.
In addition to these products, consider making your own odour-neutralizing solutions. A mixture of white vinegar and water can be used as a natural spray to combat odours. Similarly, a bowl of white vinegar left out in the open can help absorb unwanted smells.
By utilizing these odour neutralizers and absorbers, you may be able to effectively manage the smell of cannabis in your apartment, ensuring a more pleasant living environment for yourself and your neighbours.
Creating a Designated Vaping Area
Setting up a designated vaping area within your apartment can be an effective way to contain and manage the smell of cannabis. By carefully selecting and preparing this space, you can minimize the impact on your living environment and your neighbours.
One of the most practical locations for a designated vaping area would seem to be a bathroom equipped with an exhaust fan, as it is assumed the fan can help to quickly ventilate the space, drawing the vapor out and reducing the odour. However, again, vents are linked between apartments, and using your bathroom fan may end up sucking the smell out of your bathroom and sending it into your neighbours' bathrooms.
A more suitable spot might be near a window where you can use additional ventilation tools such as fans to direct the airflow outside. To further control the spread of cannabis odour, using fans strategically is essential. Place a fan near the designated vaping area to push the smoke towards an open window. This helps to ensure that the vapor does not travel to other parts of the apartment. Additionally, you can roll up towels and place them at the base of doors to block any gaps through which the smell might escape. This simple barrier can prevent the spread of odour to other rooms or common areas.
By carefully selecting a location, you can create a designated vaping area that effectively contains and manages the smell of cannabis, preserving the comfort of your living space and maintaining harmony with your neighbours.
Practicing Good Neighbour Etiquette
Maintaining positive relationships with neighbours is crucial when living in an apartment building, especially if you are a cannabis user. Being respectful and discreet about your cannabis consumption not only helps in hiding the smell but also fosters a harmonious living environment. Open communication and setting boundaries play a significant role in this process.
Engaging in a candid conversation with your neighbours can be beneficial. Inform them about your cannabis use and assure them that you are taking measures to minimize any inconvenience it might cause. This proactive approach can create a sense of mutual respect and understanding, reducing the likelihood of complaints or conflicts.
Timing your consumption is another critical aspect. Opt for times when your neighbours are less likely to be home, such as during work hours or late at night. This not only helps in reducing the possibility of the smell being noticed but also minimizes disturbances. Additionally, consider using vaporizers or edibles as alternatives to smoking, as they produce less odour.
In the event of a complaint, handle the situation constructively. Listen to your neighbour's concerns without becoming defensive. Apologize for any inconvenience caused and reassure them of your commitment to being considerate. Offering solutions, such as installing air purifiers or using odour-neutralizing products, can demonstrate your willingness to address the issue.
Practicing good neighbour etiquette extends beyond just cannabis use. Being mindful of noise levels, keeping common areas clean, and respecting shared spaces can contribute to a positive living environment. By being considerate and proactive, you can enjoy your cannabis while maintaining good relationships with your neighbours.
